The Opportunity
Page Healthcare was referred to the CEO of Medical Associates Plus to evaluate the existing clinic and determine if an expansion project could be done on the adjoining church property. The health center was entirely out of space and needed additional capacity for medical services, a pharmacy, counseling space, administrative offices, and a dental clinic. The existing clinic operated out of a triple-wide trailer with limited capacity. Parking was shared with the church on the adjacent property, but the clinic did not own most of the land. Page Healthcare Development was engaged to assist Medical Associates Plus through the infrastructure evaluation of the existing building and to determine if the clinic needed to relocate to a new site or build further on the current land.
The existing clinic location was not ideal. It needed to be repositioned for greater visibility and expanded to provide the client with the required space to add additional services. In addition, the health center did not own the land, and to accommodate development on site, the health center would need to negotiate a land transaction with the church. The clinic would use much of the parking during regular business hours, and the church would use it during evening events, Saturdays, and Sundays for Worship Services. We proposed that Medical Associates Plus develop a new outpatient health clinic on campus via a long-term ground lease with the church. We developed a construction operations strategy to construct the building in phases to accommodate relocating the clinic into the new building, then shift construction operations to the old building, demolish the trailer, and build additional parking in its location. All of this needed to be done while keeping the health center operational during the construction of the new building and coordinating operations such that we did not impact church parking and functions in any manner.

Page Healthcare assisted the leadership at Medical Associates Plus through preconstruction negotiations with the Health Resources Services Administration to clear the use of $4,750,000 in federal grants to cover the construction cost and purchase the necessary equipment for the clinic. We managed the design process and built a state-of-the-art facility that included the following services: primary care, pediatrics, women’s health, men’s health, dental, behavioral health, and counseling services, a pharmacy suite, and adequate administration space. We expanded the parking to accommodate the demand for an 18,500-square-foot health center.
